Magnificent Historical Château with 43 hectares
€450,000 Agency Fees Included
Ref: CH3273

It is along a long path that one approaches this magnificent Château, which is protected by its green setting. It has been in the same family since 1920 and has managed to preserve all of its period features. A 12th century gem with its round tower with loopholes, enlarged and modified in the 17th and 18th centuries. The main building has 400 m² (4,305 sq ft) of living space: an entrance hall with a stone floor and a stairway with wooden steps, sculpted terracotta tiles and a wrought iron banister, a kitchen with the old stone sink, a large fireplace, a stone floor, large cupboards, a garlic loft and the serving hatch to the dining room. The dining room has a tiled floor and beautiful period cupboards, as does the sitting room which has a fireplace and a parquet flooring area as well. The ground floor bedroom benefits from an access to the tower where a shower room had been fitted, a very nice fireplace, a parquet floor and nice round corner cupboards. A small room between the kitchen and the bedroom can be used as a scullery, dressing room or both!
On the first floor, a bedroom with terracotta floor tiles, cupboard, fireplace and a shower room, 2 bedrooms with parquet floor and fireplace, one of which had a shower room in the tower, and 2 further bedrooms with parquet floor.
A former wine storehouse in the west wing provides a further 140 m² (1,615 sq ft) of floorspace that can be converted. There are some religious remains, a large stone frame, a medieval window with seats and a large stone arch.
The whole castle is in need of complete renovation, and has suffered extensive damage before the roof was redone in 2019. It is not habitable in its current state, but it has enormous potential for lovers of history and tranquillity. Its secluded location protects it from any disturbance, it is set in 43 hectares of land and woodland (34 hectares of the land is farmed) and has lovely views over the Gascon countryside.
The property has the ruins of a 12th century Chapel and an old stable with openings that remind one of an orangery. There is also a vaulted cellar, a pretty little building for farm animals and a small guard house reminiscent of a dovecote. The remains of the moat are still present, as is a section of the parapet walk.
This kind of property comes very rarely to the market, do not hesitate to contact us for more details.
